I love my home on the Marksman Close site. Everything is designed to make life easier. Clean and well designed. Repairs completed quickly and great communication. Look forward to coming home 🏡

When I received this email in September 2024 too rate the services of this company. I couldn't wait to write this after we left this prison. Only three positives for WiseLiving & Strata..... 1. Getting in touch about not been able to pay the full rent, the landlord was very generous about is paying what we could afford considering that both work full time. 2. Patrick and Sophie - the only two people whoms customr service assisants was absolutely brilliant for their customer services. 3. Barry the amazing maintenance guy who came and helped out with the maintenance in the house. GoiI'm g miss that man, absolutely fantastic man even if he was in the area asking how doing any quick odd jobs before jumped on another job as he had spare few moments to help. Legend of a man he is. Make him a tea in his flask he's very grateful man, helping him out just make his day go by and been thankful to him. He never left the property I rented without any biscuits or goodies. Downfalls of Wise Living/Strata 1. the neighbours I complained about smoking weed, didn't stop them, warnings only sent out via reaching the contract still didn't stop them smoking the stuff. 2. The neighbours giving abuse, banging on the walls, shouting though the walls, making so much noise. Specially at 11pm till 1am :/ Police and the council where involved and only the police had taken action for so long. The walls are like paper thin with only having a solid brick and plaster board which still can hear them talking. unless they just spoke to loud. 3.works in the house, it had taken a while before the company actually got back to me for work to be done 4. back garden a joke, no drains for the water to go down and ended up flooding the garden. Having clay under the grass not every good for a multi million pound build on the houses for the area. Numerous houses in the area has been flooded. Been told its not a flood risk in the area. The surveyor must not know how to do there job propley. our rened garden was flooded for at least 3 days before the water actually drained propley as it soaked into the clay or to briush it away myself. 5. condition of the property - these properties where ment to be have been checked properly, the times I had people out to sort out issues in the house ie the Internet port and telephone port wasn't in the right places! 6.the toilet roll holders only put in with a single screw into a cardboard wall. Fixings should have been put in place first. we had to go out and buy the fixings ourselves due to wise living saying its our respoabilty to sort out but another person says something different. 7. No proper street lighting in the area, having to use a torch to walk around to make sure don't fall or go into any pot holes or slip on roads or paths when weather was bad. 8. constantly work on going in the area when the areas have been up a long time already but still ongoing. 9. paths and roads are a joke, no lines for the roads, the amount of times I've been knocked off my bike or my husbands car been nearly hit into. 10. school Runs are a joke, people park their vechiles at the top of Wansford Grove, people don't give too toffees blocking specially on double yellow lines 🙄 11. the interenet and phone line was mixed up, got told was our fault and Internet provider had to sort it out until fainlly someone actually came out and the wires where mixed up in the wrong slots! How was our fault. 12. Asking for help regarding the heating which kept not working thoughtout the winter. Good job had lovely work men on site as they came and helped out. Staff in the office are useless sending messages and emails cause the contractor needs to confirm if IVE BLED the radiators. Two of the radiators cannot be reached to bleed! Stupid places to put the radiators. Poor planning 13 .the holes in the walls which was already there before we moved at least we had the decently to fill them & paint over including what we made. 14. neighbours believing that the paths are roads to drive on while your trying to walk on the path

I have dealt with wise living now for 5.5 years, from application for my home to the present day I have had no issues at all with the company. Each time an Inspection is completed the staff are friendly and chatty and full of compliments, when I call with a problem it gets sorted (had 1 issue in all the time I have lived here and it was miscommunication). I was that impressed with them I recommended to my mum and dad who sold their house to move in to one of these beautiful homes. We recently lost my dad and the support and respect wise living showed by delaying property inspections and servicing and also the way in which they handled the change of tenancy with empathy was very much appreciated. Thank you to all of the staff.

If I could honestly give 0 stars I would. Honestly this has been the worst nearly 4 MONTHS trying to get my deposit money back. They found a few minor things, DEWEEDING off the patio 🤣🤣🤣 I have to absolutely give up with them now, constantly chasing them is absolutely draining. Emails never getting replied too. We have requested it back through the TDS, for some minor things they found which is ridiculous in its self and are quite frankly clutching at straws, obviously to take any money they can from anyone , doesn’t surprise me. But to wait nearly 4 months for a few minor things is an absolute disgrace. STAY AWAY, 4 months without my deposit back, constantly chasing for updates. Absolutely JOKE of a company. Stay away at all costs, they will take your deposit money for rediculous things & will never give you it back. We’re nearly 4 months out the property & still have no idea how much there trying to take from us. They are an absolute JOKE.

I've been with Wise Living for almost three years. Overall, it's an okay company—the property itself is decent, and maintenance requests are usually handled in a reasonable timeframe. However, they continue to raise the rent significantly. Last year’s increase was fair, but this year, they raised it by £90, which feels excessive. When I reached out to inquire about it, the response was generic, stating it was due to local market rates, which I don’t believe is entirely justified. While my experience hasn’t been bad, the frequent rent hikes without much explanation are disappointing.
