We appreciated the helpful personal service we received from Mark Buxton at the beginning of the process of selling our house and purchasing the property for which Mark also had responsibility to that seller as well to us. Because we were already decided upon the property we wanted to buy we saw no reason to look elsewhere and we appreciated the good relationship Mark had already established with our seller. In this way we understood and sympathetically responded to our seller's personal circumstances. In respect of the sale of our own property we recognise that the personal circumstances of our buyers and their solicitors prevented us from exchanging contracts in time to avoid a stamp duty tax payment which cost nearly £2,000. Mark Buxton, nor his polite and efficient staff, can be blamed for this. With the benefit of hindsight I think I might have prepared for that eventuality by accepting the buyer's offer with the rider that a late exchange of contracts would require an extra £2,000 be added to the sale price of our house. I do not think this would have been unreasonable given we had already dropped the asking price by £10,000 when our seller had only dropped her asking price by £5,000. Overall Angela and I are delighted to have come through a stressful process in good shape and because of our age we do not anticipate having to repeat the experience.
